Susan's Pleasant Pheasant Farm is located on a mile of river just north of Margaretville, in the small hamlet of Halcottsville, New York, USA. The river and Lake Wawaka offer great nature sightings on a daily basis. The East Branch of the Delaware River starts a few miles upstream of our Mill House Waterfall. This rural oasis has minimal traffic, interesting character, no stoplights, a post office, a church, a lake, our bed and breakfast, our Old Town Kayaks and Canoes business and magic business.
		Our large social room on the ground floor of our four bedroom Mill House has a large stone fireplace, windows overlooking our lake and local wildlife (eagles, herons and osprey). It is decorated with country antique furniture, eclectic artwork, fresh flowers and much more creating a relaxing and playful atmosphere.
		Our two-room suite has large glass windows with lake and mountain views, queen size bed, artwork, country antique furniture, fresh flowers and private bath. A delightful and expertly served fireside or with a full lakeside view gourmet breakfast is included.
		The upstairs level has two charming rooms overlooking our waterfall. The soothing sound of the moving water will bring you into a deep, wonderful sleep. A fireside or lakeside gourmet breakfast is also included. Each of these rooms has a private bath.
		Our Meadow room is only available in conjunction with one of the Waterfall rooms or suite. This room overlooks a beautiful Catskill Mountain meadow. Perfectly suited for friends, children or family members. They will share a bathroom.
